5 Tips To De-Clutter and organize Your Closet

If you are planning to put your house on the market in the near future, this is the best time to organize your closet for resale. The changing of the seasons causes many of us to do a little closet clean out. Time to pack up that summer wardrobe and bring on the sweaters! Whether you are preparing to sell your home or not, these 5 tips will help you eliminate the clutter in your closet and bring organization to an area that causes problems for most.

1. Take everything out

The first step to organization is to start with a clean slate. Start by taking everything out of the closet. If the closet needs repainting - now may be the best time to tackle that project. When everything is out, start sorting through your items. Create a donate pile or box and fill with items you are willing to say goodbye to and gift to someone else.

2. Let me see the floor

If you cannot vacuum the floor of your closet due to sheer clutter, we have a problem. It is important that when your house goes on the market that buyers can see the floor space in the closet. Does that mean you can’t have anything on the floor? Absolutely not, but we want to keep things nice and neat to maximize the space. The more floor space you can see, the bigger the space feels.

3. Use baskets to help organize

Baskets are a great way to organize everything from belts & scarves to linens. Baskets are inexpensive and can hold multiple items while disguising them at the same time. It’s a win-win. Baskets can easily be stored on higher shelves and create an organized feel to the space

4. Use Matching hangers

This may seem a little OCD but matching hangers can truly create a cohesive look to your closet. Matching hangers will instantly make your clothes and your space seem more organized. Buyers love to see clean organized spaces. No need to color coordinate your clothing unless you just feel the need to make that extra step however, clothes should be hung in some type of size order. For example - shirts together, pants together, etc.

5. Keep a donation box in the closet

One box (or basket) stored in your closet used strictly for donations will allow you to clean out your closet on a daily basis. When you try on that shirt and it doesn’t look great anymore, toss it in the donate box. Out of sight, out of mind. This will allow you to organize as you go and not spend an entire day going through this list again.

Behind the Scenes: Farmhouse Project

When many think of the Washington DC area, rural areas do not come to mind. Surprisingly, country life is closer than you think. Just thirty minutes from the heart of DC lies many rural farms, most of which are rich with history. Recently, we had the privilege of staging a partially furnished home that happened to be a beautiful old farmhouse. The current homeowners had reached out to us to help them get the property ready for sale. These homeowners had lived here for 20 years and spent many of those years, refurbishing the history of the home and its outbuildings. She herself had renovated and sold many properties over the years, but found it impossible to make the decisions about everything from lighting to furnishings when it came to her OWN home. We were more than happy to help! This collaborative effort between our team and the owner proved to be one of the most interesting and fun projects to date. One of the key elements to this staging that made it unlike any other, was maintaining the integrity of the house with the furnishings. You can’t simply put modern traditional furniture and decor in a house of this nature. The space needed current elements to appeal to today’s buyers but still remain true to it’s past. We did this by using some of the owner’s fantastic antique pieces and blending them with carefully selected pieces of our inventory.

We were also very careful in our selection of decorative accents. We used things you probably wouldn’t find in your typical Northern VA homes. All of our accents had to fit the style of this house. Details do truly matter. Notice below how we used vintage suitcases for a special touch in the hallway and old book sand metal keys as coffee table decor.

This property was beautiful and unique! We knew it would sell fast. We are happy to report it went under contract a little over a week after it hit the market with multiple competing offers. Holy Tacos – You Can Stage Food too?

In the beginning there was the charcuterie board.  This idea of displaying cheese, meats and crackers for entertaining has now warped into a whole new phenomenon of food boards.   There’s one for everything from waffles to tacos to movie snacks.  It’s a lot like a food bar but contained and displayed beautifully for guests to devour.  As a professional home stager, I am totally drawn to this trend.  It makes total sense to stage your food when entertaining. And honestly, I think I could eat a broccoli sauerkraut board because it looks so well styled! There’s just something about the beauty of the food being elegantly displayed.

One day we will entertain again! Darn Covid-19! However, this idea of a food board makes even family dinners fun and special. There’s been so many ah-mazing ideas online that I felt were worthy to share with our readers.  There’s just something about putting out a board and letting your family just grab and eat.  My boys love New Years Eve when I put out appetizers and say – go.  It’s not formal and isn’t it more fun to eat food with a  toothpick?!?  I might win MOM of the YEAR if I served my boys this French fry board from Living in Yellow for dinner one night.  I guarantee you there wouldn’t be one crumb left.

Having friends over to hang out (socially distanced of course) by the firepit?  This smores board by No. 2 Pencil would be received with delight.

I recently came across a book about food boards by Maegan Brown, aka The BakerMama, and it was beautiful.  The photographs were jaw dropping and the food board ideas were amazing.  This makes a wonderful gift with a little tea towel and wooden spoon tied around it or attached to a large tray.  It’s one of those books that are fun to have but you probably would never justify buying for yourself.

Back to School 2020 Style

After what seems like forever, kids are finally back to school. However 2020, in true fashion, has most of the country handling school just a wee bit differently. Most school districts, for the first semester, have chosen a full distance learning model or a hybrid style of half in class/half distance learning. Needless to say, both of these formats have caused families to scramble to provide productive learning environments for their children as well as themselves for work.

Thanks to COVID-19, we are all re-evaluating the spaces in our homes. Even the tiniest spaces can be transformed to a great work environment, however it’s imperative to create separation between your work spaces and your home life. When staging, the need for creating beautiful work spaces has increased the need for desks in our inventory. We are incorporating these spaces in odd nooks or areas that would normally go unused. Advice to our our clients includes re-imagining the spaces in your home, which may mean relocating furniture and boxing up items temporarily.

Dining Rooms are a central hub of the home that typically aren’t used much except for that special holiday meal. Many people are choosing to work in their dining rooms during this time, but many are tired of seeing the clutter that comes along with this type of setup. Here are a few of our suggestions:

• Use your existing hutch or china cabinet for storage. Pack up grandma’s china temporarily and simply add boxes/baskets and use that storage for office supplies, files, etc.

• Buy file boxes/storage carts on wheels. At the end of the day, all you do is simply roll it under the table and it’s out of sight out of mind. Here’s a couple we found that will work perfect under the table

• Create a Martha Stewart office in a box using an old hope/toy chest. It can also be a cute little bench when it’s closed up

In addition to dining rooms, there are plenty of nooks and spaces in a home for a small work environment. If you are tight on space, this “murphy desk” from World Market is the perfect solution. It can be placed anywhere there is enough room for a chair. When in use it’s functional, and when you’re done you fold back up and never have to think about work/school until you put it back down.

Closets make GREAT office spaces because you can simply close the door on them when 5 o’clock arrives. This example of a closet remodel recreated the space to be one that the homeowner could feel productive in because it fit her style. Don’t be afraid to make inexpensive changes to a space if it will make you happy. The changes made to this closet were not expensive AND it can easily be turned right back into a closet when/if needed. The wallpaper is peel and stick which is a PERFECT non-permanent way to decorate a space. Create a space that makes you happy and productive.

Sugar, Salt and Home Staging

“Don’t trust everything you see, even salt looks like sugar.”

Remember when you were a kid and you would pull a prank on a friend by filling the sugar container with salt, or vice versa?  Upon first look, the poor friend couldn’t tell the difference.  It was once he poured it on something and took a bite to realize it wasn’t what he thought. 

Virtual staging is a lot like salt.  It looks like sugar and is so enticing but once a buyer goes into the home it turns into salt.  It’s simply not as inviting as the pictures online promised. (Feel free to take a look at one of our previous posts, Can’t Beat the Real Thing Baby, to read more of our thoughts between virtual and professional home staging).

Recently, we had the opportunity to stage a home that was previously listed on the market using virtual staging.   This home showed well online virtually staged (though not to scale) but buyers were disappointed once they walked in the door to this country home.  They were anticipating sugar but got a spoonful of salt instead.

This home had been on the market for over 6 months vacant.  Then they paid to have it virtually staged.  It still did not result in a contract.  They reached out to us and we staged the entire main floor plus basement.  The home then sold in less than a month.  Proof is in the pudding folks – professional home staging allows the buyer to FEEL like they could live in a space once they walk in the door. 

For example, take a look at the comparison between the virtual and professional staging of the living room:

The virtual living room was not staged to scale.  The plant in the niche by the stairs touches the chandelier. The ceiling height is also depicted as very low due to the placement of the sofa and art. Our professional staging photo (though at a slightly different angle) shows the ceiling being much higher due to the vertical art above the sofa. It also shows the space is larger by allowing a sofa and two end tables. The niche is also more to scale showcasing the beautiful chandelier with a small ottoman placed in that nook.

The bedroom that was virtually staged looked great online. But once you entered the room you probably would not feel like you were in the same space. It seems much larger online due to the virtual placement of furniture. The render makes the window behind the bed seem centered on the wall. In reality the window is not centered. In addition, roman shades were added as part of the virtual staging. Window treatments typically convey with the home, but these don’t even exist. Talk about bait and switch! We actually staged this bedroom with a different layout since the windows were not centered on the walls. We felt this opened up the space more in the room. If we would have placed the bed in the same spot as the virtual render, there would be no room for an end table beside it.

The basement virtual stage was a bit more realistic, however, the main flaw was the scale of the room. The virtual furniture created a much smaller space than in reality. Take a look at the comparison below and see how much space the sectional and ottoman take up compared to our sofa and large coffee table.  This basement probably did not wow the buyer once they walked in and saw it empty and cold. Furniture breathes life in the basement!

This home is just one example of many out there who choose to virtual stage.  Yes, it’s less expensive.  Yes, it’s quicker.  BUT salt does not make the chocolate chip cookie amazing – it’s the sugar.

10 Grandmillennial Amazon Finds That Don't Scream Grandma

Grandmillenial.  Granny–chic.  Whatever you call it, it’s a whole new style emerging on the scene.  One that may take you back to your childhood if you are a child of the 80’s.  But ironically it’s the millennial crowd jumping on board to Grandma’s style of cozy comfort.

On a recent trip to Grandma’s house, I was taken back to my childhood when I noticed many things had not changed or been updated.  One look at my grandmother’s china, proudly displayed in the china cabinet, caused me to reflect on the current design trends sweeping our country.  Like it or not – it’s the latest and greatest décor trend you will see in every decorating magazine and trending Instagram accounts.

Do you remember the Laura Ashley floral comforters or the Jessica McClintock dresses? Yep, had one of each. Or maybe you can recall the infamous wicker peacock chairs? Just pull out a school dance or graduation picture from the 80’s and you’ll probably see it. And let’s also not forget the ginger jars or other chinoiserie piece that you probably broke as a kid at some point. All of these make up the components in this latest craze of granny chic.

Being in the staging business we can’t really fall head over heels into one style, but we can incorporate pieces from different styles.  This style is VERY taste specific so you won’t see it in a lot of home staging projects but there’s always room to mingle accessories into transitional styles.

And like most of you, maybe you don’t want to commit to this style, but it might be fun to use subtle pieces around the house to remind you of where you came from.  We went to Amazon to find some great pieces to incorporate in any style you may have in your home. Each gives just a nod to this decor trend but none of them scream grandma.

Best Curb Appeal Ideas for Any Budget

First impressions never get a second chance! According to the National Association of Realtors (NAR), 93% of home buyers use online websites to search for their ideal new home. This means photography play a huge role in whether or not a buyer likes the home. And what is the first photo in a listing? Generally, it’s the exterior of the home. We have created a list of the best curb appeal ideas for any budget to ensure your home is picture perfect and generates a profitable first impression!

CLEAN, CLEAN, CLEAN

One of the first steps to a great first impression is cleaning the outside of the house. This can be done very simply with a good pressure wash. If you don’t own a pressure washer, you can easily rent one or hire a professional. Not only does the siding need to be cleaned all the way around the home but also the front porch area, deck and any walkways around the home. And don’t forget to clean those windows. And while you are at it, remove those screens altogether!

PLANT SOME COLOR

Plant some nice colorful flowers in your flower beds, front porch containers and/or window boxes. If it isn’t springtime, there are some great options that can last through tougher conditions like pansies and fresh greenery. To show off those new beautiful flowers and to present a clean landscape, we would also suggest a nice new layer of mulch in your beds around the front of the home.

PAINT

As we have mentioned before, paint is money in a can! Consider sprucing up the front of the home by painting your front door, trim and/or shutters. This presents a clean finished look to the house and tells the buyer you take pride in the appearance of our home.

SHOW OFF YOUR ADDRESS

Make sure your house numbers are clearly visible and easy to read. This may seem silly but when a buyer is looking for your home you don’t want them to accidentally pass you buy because they simply can’t see your house numbers. If your numbers are in good condition, consider cleaning and/or giving them a spray paint to make them stand out. Otherwise, consider purchasing a new set of numbers to install.

LIGHT IT UP

If your porch lighting is outdated or rusted, replace it. Below are some very affordable options on Amazon. Before purchasing anything, make sure to pay attention to the size and shape of the base plate of your existing light fixture and buy accordingly. Another source of light that should be addressed are any lamp posts that may be in your front yard. Make sure the glass is clean, the bulb is bright and the paint is refreshed. Before addressing these lighting concerns, check with your HOA to make sure they do not have any stipulations as to what kind of light can be used on the exterior of the home or if they can repair lamp post if needed.

MAKE IT WELCOMING

Adding a new doormat is an easy way to make your home inviting. Buyers spend quite a few minutes standing on the front porch waiting for the realtor to get the lockbox to open for the key. For these few minutes the only thing the buyer has to do is study your front door. Seeing a clean entry with a clean welcoming door mat is appealing to any buyer. You may also want to consider another rug just inside the home for buyers to step onto when entering the home and a place to take off their shoes.

ADDRESS YOUR MAILBOX

If your mailbox has seen better days, consider giving it a fresh coat of paint. If it’s beyond the paint cover-up, just replace it with a new one. Once again, you will need to check with your HOA if there are restrictions to what kind of mailbox can be used.

These quick updates can do wonders for your curb appeal. The goal is to draw buyers inside your home. Showing them you care enough about the outside tells them you care enough about the inside too. The Resurgence of Art Deco

Let’s hear it for the roaring 20’s. 2020 that is. There is a resurgence of the Art Deco design and it’s roaring back in interior design with fresh, organic materials. Art Deco is all about making a big statement. From its bold patterns and shapely furniture to its luxurious fabrics and glamorous feel, Art Deco makes an impression. It’s only appropriate 2020 would trend toward this style with the way it roared in with a global pandemic. Everything good comes back around and so it is true with Art Deco.

Art Deco style first came onto the scene in the 1920s and lasted well into the 1940s. It’s characterized by it’s extensive use of symmetry and geometry in its design (and who said you would never use geometry in real life?!). It is full of exuberant geometric shapes, pops of bold colors, shapely furniture, luxurious fabrics and glamorous lighting. You don’t have to go full on Great Gatsby to incorporate Art Deco into your living room. There are tons of great decor pieces that follow the trend but can be combined with other styles. 4 Design Trends Holding Strong for Real Estate

This year’s spring market has turned into more of a summer market thanks to COVID-19. More buyers are listing their homes now that states have opened back up with social distancing protocols. Although inventory may be lower does not mean buyers will not be particular about the upkeep and condition of the home.

We have identified four design trends that are holding strong in real estate. With each of these trends, you can improve your home’s appearance with simple, low cost updates that will give you a great return on investment (ROI) and sell your home quicker.

Soft neutral paint colors

Buyers are still loving their neutral walls. We highlighted some beautiful no- fail wall colors in a previous post. Neutral walls give the sense of relief to a buyer when they walk in the home. It’s clean, it’s easy to live with and goes with any style. Buyers, on average, will offer $5000 less the cost of what it would cost you to have it painted. For example, it may cost you $3000 to have the main portion of the home painted, but the buyer will offer you $8000 less on asking price. Huge difference right?! We like to call it the “pain and suffering” penalty. Some colors just aren’t tolerable for buyers (ahem - we’re looking at you, red walls) and they don’t want to go through the pain and suffering of trying to get the walls painted before moving into the home. As a result, they offer FAR less.

Mixed Metals with Light Fixtures

We are seeing more and more light fixtures using a mix of metals. We are also noticing the metal on light fixtures doesn’t necessarily have to match the hardware on the cabinets. This is great as it offers flexibility with design choices. Light fixtures are such an inexpensive way to update your home and create a HUGE impact. They are the jewelry of the home. Builder grade light fixtures scream the fact you haven’t updated your home since you moved in 20 years ago.

Painted Cabinets

Instead of spending tons of money replacing cabinets, think about painting your cabinets. BUT PLEASE DO NOT TRY THIS YOURSELF - LEAVE IT TO THE PROFESSIONALS. Painted cabinetry has been on trend for a couple of years now and is still holding steady in today’s market. Islands are often painted a different color to set them apart and to add interest. If your cabinets are in great shape other than the finish, painting is a low cost way to create an updated feel to the home. Buyers will notice when a bad job has been done so please don’t try this as a weekend DIY project. When done correctly they will bring much added value to your home.

Luxury Vinyl Tile and Planks

Vinyl has come a long way, baby. A great way to update your flooring (particularly outdated tile) is to install luxury vinyl tile or planks - also known as LVT or LVP. The planks give the look and feel of wood floors without the upkeep of wood floors (so Fido can run all he wants on this flooring with no scratches left behind). This flooring is also an excellent choice for basements, as it can tolerate water better than wood or carpet in case there happens to be an accidental flood. This flooring is becoming more prevalent in today’s homes. It updates the home and gives the look and feel of tile or wood without the maintenance and upkeep.

Fresh New Look, Same Great Service

We have been in the process for quite some time now perfecting a new fresh look.  Introducing our new logo and website!  This is a fresh new look but we are the same great service you have known and loved for the past 13 years.  March 13th marked our 13th year in business so we thought what better way to celebrate turning a teenager than with a complete make over.  (We are in the design business you know.)

No Fail DIY Quarantine Home Improvements

As we approach nearly two months of quarantine thanks to COVID-19, most of us are getting a little tired of our homes and considering improvements. We wanted to give you some no-fail DIY home improvements you can begin now that will give you a nice return on investment for your home. PAINT!

As we say in the staging business “Paint is like money in a can!”. It’s true – fresh updated walls not only make your house feel cleaner but it improves the look and condition as well. Statistics show paint can increase your home’s value overnight. Newly painted interior walls result in an increase in the return on investment (ROI), by over 100%. And, painting can also be therapeutic, that is unless you try it with spouse:) Here are some no-fail interior paint colors that are pleasing when it comes time to sell your home. If you want a fun way to freshen up a space, removable wallpaper is all the rage right now. Believe it or not, but the way you decorate your home can and will impact the ability to sell. Staying minimally on trend shows the buyer you care enough to invest in the small things of your home so you probably invest in the larger, unseen things of the home.

If your home doesn’t have a back splash in the kitchen now may be a good time to watch some how-to videos and get your tile game on. Do not, I repeat, do not try to take the easy way out and buy peel and stick tile. It might look good and does trick the eye, but has no return on investment. Subway tiles are a guaranteed option for resale. They have been around for years and never go out of style.

CURB APPEAL

First impressions mean the most. The weather is finally getting nicer, so now might be a good time to get outside and take on some of those exterior items you’ve been meaning to address. Mother's Day is right around the corner! Friday is May 1st. The Mother of all quarantine holidays is quickly approaching! Staging Toolkit for Realtors

Real estate doesn't stop because of a global pandemic. Clients need to sell regardless based on circumstances prior to the coronavirus outbreak. Whether it's during this crazy time or just a normal day outside of coronavirus mania, we thought it might be handy to supply you with a basic staging toolkit for realtors that can help prepare a house for sell when professional staging is not an option. The finishing touches really do count when transforming a house to a home. The same is considered when staging a home to sell. There are little things you as realtors can keep on hand to assist in staging a property and making that buyer feel like that house is home.

Door Mats

First impressions are a must. Buyers on average make up their mind if they like a house within the first 15 seconds of entering a home. Why not make the most of those first few seconds by placing new clean mats at both the exterior and interior entrance?

Towels

Who doesn't love a brand new towel?? White towels are a must. They scream crisp and clean and go with every type of decor. We like to place towels on every towel bar in every bathroom to soften it as most bathrooms come across as cold and empty. And don't rule out a good gray towel if your bathroom has a lot of white in the hard surfaces. This will bring a pop of color to the bathroom but still keep it neutral..

Shower Curtains

Shower curtains also add to the softening of a bathroom. White shower curtains, again, shout crisp and clean and they go with all decor. We've also recommended a fun ombre one as well to bring in that ever-so-popular gray.

Bedding

White bedding gives a bed that hotel feel. Are you sensing our crisp and clean theme?? It's simple, neutral and creates a wonderful focal point for professional photos. Gray is also a great neutral backdrop if the room is light in color. Used together, you can fold one at bottom to create a nice layering of textiles that feel like luxury and comfort. And don't forget that white bed skirt if needed!

Lamps

Lighting is key to showing a home. Not only do we suggest using the highest wattage, non-energy efficient light bulb you can, but we also suggest layering lighting with lamps in darker areas. This will help buyers see the house better at night and on darker, cloudier days. Here's some great lamps to keep on hand that will never lose trend and will work with almost every style.

Simple COVID-19 kit for Stagers and Realtors

As realtors and stagers, your work doesn't stop just because there is a global pandemic. People still need to sell/buy based on life situations prior to the coronavirus outbreak. However, because of this outbreak you need to make sure to practice proper cleaning and safety procedures when entering residences. To prevent the spread of COVID-19, we have come up with a simple COVID-19 toolkit for stagers and realtors to keep you and your clients safe .

We have taken extra precaution to ensure safe and sanitized operation within our business. As we stage and de-stage vacant homes we are taking extra measures to clean and sanitize by wiping down surfaces and maintaining social distancing protocols. We also are asking that NO ONE be in the home except for our staff and/or our movers. If you are supplying goods to stage a client's home, there are a few products we thought might help you as you meet with clients and/or remove staging inventory you have provided. We suggest at least 5ml of thickness for your gloves. Any thinner and they just seem to rip thus defeating their purpose.

Silver Microbial Cleaning Cloths

These cloths can be used on any surface and only require water. The

silver-based antimicrobial agent in these cloths allow you to disinfect surfaces without the use of chemicals. The fibers are so tiny they are able to remove 99 percent of bacteria effortlessly just by wiping the surface. Then you can wash and reuse for the same amount of effectiveness.

We use these trash bags from Costco for a variety of different jobs. They are affordable and hold a significant amount of volume. These have become particularly handy when destaging our properties. We take the trash bag and place it over soft goods such as pillows and bedding. Then we scoop them up in the bag and tie it. This prevents us from touching these items while packing them.

Screen Safe Cleaning Wipes

How many times have we used our phones and/or laptops with our gloves on? This only transports the germs from the gloves to our screens. Touch screens can be cleaned with clorox wipes, however these wipes could have damaging effects on the touch screen ability after multiple cleanings. These cloths do the work of cleaning your screen of germs while protecting its ability to function.

Why is it that most of us feel the need to apologize for the condition of our home? Our homes are meant to be lived in - it's ok. The Insiders Guide to Questions You Should Ask When Hiring a Home Stager

Are a home owner or a realtor seeking to find a partnership with a home stager to better market your home? There's a lot of home stagers out there and the industry can be very confusing. Currently there are no regulations as to who can become a home stager. So, what makes a good home stager and what should I ask when hiring one? To recap - here's five questions you should review with every home stager when seeking a partnership to better market your home:

1. Is home staging their full time job?

Many do home staging on the side or as a hobby. If they are full time you know their business is serious.

2. What training have they received? Ask about their education.

Many home stagers do not have a degree in interior design. That's because home staging is more about target marketing while interior design is more about the design for a homeowner. With that aside, there are professional certifications to become a home stager. If your home stager has that certification then they have been trained in design to market a home to sell.

3. What are their average days on market? Ask to see previous staged properties.

Reputable home stagers take photos of all their staged properties. By asking to see these photos you are ensuring their style will meet your needs. Also by asking how many days their homes have been on market gives you a clear view of the quality of their work.

4. Are they insured?

This is a very important question for anyone who comes into your home and does work on your home. Home stagers are no exception.

5. Do they partner with movers or have an in-house team?

Home stagers depending on size will either hire an outside mover to help load furniture in/out of the home or have an in-house logistics team that does the heavy lifting. Just nice to know if you will have another company reputation to review before hiring home stager.
