The Truth About the Cost of Home Staging
Good staging isn’t cheap and cheap staging isn’t good. It’s a saying that’s often repeated amongst our staging associations, however, many clients see the quote price as the bottom line. But there’s more to the price than the numbers. If you want a turn-key home staging experience, you need to remember that good service comes at a price. The truth about the cost of home staging is the simple fact the industry is not regulated and there are many “hobby stagers” who will undercharge just to get the business.
Our company has proven, repeatable systems and processes that produce a level of consistency and excellence in our work. Here are some of things that not only separate us from the competition, but may cost you a little more than the less established home staging companies.
Systems and Processes
We are proud to have recently celebrated our 15 year anniversary in the industry. One of the building blocks of our success are the processes that sustain our day-to-day operations, and drive our company communications.
Our company has a dedicated team member who is in charge of all logistics, Wendy Palmer, our Operations Manager. Wendy coordinates every detail of every single staging from beginning to the end. She not only works with the agent and seller for staging/de-staging dates, but she also works with our movers to ensure trucks are where they need to be and when. Communication is key when managing changing renovation dates, closing dates and the delays that often occur when selling your home. Having a single point of contact is an essential component of staging your home for sale.
In addition, we follow a strict checklist that includes a pre-staging and de-staging checklist to ensure that the property is in good condition before we begin our work.
Curated Designs
Our owner received the highest compliment recently, when speaking with a potential client who was a 30 year Real Estate Professional. The agent shared that “Each house doesn’t look exactly the same. You adjust your look to the house, location and price point”. That was a distinct validation of what we strive each and every day to achieve.
We feel strongly that space planning and a model home look are what the Northern Virginia buyer demands. You won’t find an airbed (we always use real mattresses), or a skimpy $70 table from Amazon used as a nightstand. Our staging is far more than just putting furniture in a home. Each house is unique (from modern to farmhouse) and the design we create reflects the style of the home, while acknowledging design trends. The furnishings, artwork and decor all work together to create that WOW factor geared directly for the demographic of the buyer. We want to ensure they instantly feel at home when they walk in the door.
Fully Insured, including Workmen’s comp
We are moving an entire house full of furniture into a home for sale. Our first responsibility is to protect the home and leave it the same way we found it after the staging has been removed. All our staff are employees, (no contractors, day laborers or family members just pitching in) and they are covered under Workmen’s Compensation. In addition, we partner with Professional Movers to ensure the highest level of care when installing or removing the items.
Selling is hard enough on a homeowner and this gives our clients peace of mind that they are partnering with a seasoned professional.
Faster service
Last but not least, our systems, processes and efficiencies in place allows for a quick turnaround and completed project. Your home will be photo ready by 3 pm at the latest on the day of staging. We have an organized system for our inventory and preparation for the home that happens well in advance to staging day. When our team members arrive at the home, they know exactly what goes where and how it’s to be placed. Instructions can be given to movers quickly and items can be brought in accordingly. Knowing that you have one day SEAMLESS service is just one more reason why choosing professional stagers is well worth the extra minimal cost.
Homeowners research and want the best companies to showcase and market their homes even if it does mean paying a little more. Why not do the research and use companies that provide the best staging services? The truth is the cost of staging pays for itself and then some with your return on investment. The National Association of Realtors 2021 statistics showed twenty-three percent of sellers’ agents reported an increase of one percent to five percent of the dollar value offered by buyers when the home was staged. Choose wisely when investing in a home staging company. There’s more to the price with a whole team ready to service your home in an efficient, smooth manner while you can rest at ease your home is in good hands.
