A Tale of Two Houses: Staging Deja Vu

My company stages homes throughout Northern Virginia. It is not uncommon to encounter the same floor plan time and again. What is uncommon is to stage almost the same floor plan with almost identical home owner situations.

My company staged a lovely single family home in Selma Estates in Leesburg last year. I initially provided the home owners with a staging consultation as they had lovely furniture, very little artwork on the walls. Their Living Room was also empty, and their Master Bedroom sitting area was in need of a few occasional tables. The owners would be living in the home while it was on the market. The plan we created included de-cluttering and minor re-arranging, (such as moving a cream colored couch from the basement to the Living Room) as well as proposal to stage the home with furniture for the Living Room and Master Sitting Room and artwork and accessories throughout.

The second home was located in Ashburn, Virginia in the Villages of Waxpool. The situation was eerily similar. I provided an initial staging consultation as the owners intended to remain in the home while it was on the market. They ultimately decided to move out prior to listing, and the staging plan from the consultation indicated what furniture should stay and what should go. However, they still had an empty Living Room and empty Master Bedroom sitting room, along with no artwork and very little accessories. Again, we provided a proposal for bringing furniture, artwork and accessories.

The photos below show the same floor plan and both home’s before and after photos.

Color of the Year for 2010 is….

Author: Leigh Newport

Turquoise! You read it correctly, Turquoise. This year’s color has an easily recognizable name and immediate color association, unlike last year’s bold yellow choice entitled “Mimosa”. In my opinion, it also is a much more practical color, both in interior design and home staging as well as fashion.

Turquoise as a color has both warm and cool undertones, and it is the perfect match for neutrals such as beige and brown, offering a variation of the popular blue and brown color combination. We’ve seen it for years in jewelry and fashion, both as a statement of casual sophistication, earthy charm, and now as couture.

In staging, I recommend using it as an accent color, to bring depth and dimension to rooms, as it has just the boldness needed to provide the much needed “pop” in online photos. I can see using it as a throw, in pillows, and decorative accessories.  I love this boucle throw from Crate and Barrel, also available in green.

For practical application as a paint color, try Benjamin Moore’s Turquoise Mist or a bold accent, Tropical Turquoise, also from Benjamin Moore.
